Moderating Market Still Shows Strength
TORONTO, January 4, 2013 – The Toronto Real Estate Board (TREB) reported 3,690 MLS sales in December 2012 – down from 4,585 sales in December 2011. Total sales for the year 2012 came in at 85,731 –down a bit from 89,096 sales in 2011.
Although the total number of sales was down slightly in 2012, the year was nevertheless a strong one in historic context. 2012 began on a strong note, but was affected by mortgage lending changes which took effect in June. These changes to the mortgage lending requirements resulted in some families postponing their purchase of a home, and some no longer being able to qualify.
Throughout the GTA, the average selling price in December 2012 was up by 6.5 per cent from the previous December to $478,739. The average selling price in the GTA for all of 2012 was up by nearly seven per cent to $497,298.
Price growth has been strongest in single family homes - detached, semi-detached and townhouses. |  |  |

"Closing costs" are the fees which you, as a BUYER, must pay when purchasing a home in Ontario. These are fees which are normally payable in full on the day you get the keys to your new home (the "Closing Day"). Here is an outline of what you should expect:
1. Balance of the Purchase Price (from the offer), less the deposit already given with the offer.
2. Home inspection fee: This one is due before closing...if you are doing a home inspection as part of your offer, costs for this generally range from $300.00 - $500.00, and you must pay the Home Inspector on the day he or she does their inspection.
3. Appraisal fee: Your bank lender will require an appraisal of the subject property, at the Buyer's expense. Approximate cost $250.00.
