2013 Mississauga Real Estate Market Outlook
Moderating Market Still Shows Strength
TORONTO, January 4, 2013 – The Toronto Real Estate Board (TREB) reported 3,690 MLS sales in December 2012 – down from 4,585 sales in December 2011. Total sales for the year 2012 came in at 85,731 –down a bit from 89,096 sales in 2011.
Although the total number of sales was down slightly in 2012, the year was nevertheless a strong one in historic context. 2012 began on a strong note, but was affected by mortgage lending changes which took effect in June. These changes to the mortgage lending requirements resulted in some families postponing their purchase of a home, and some no longer being able to qualify.
Throughout the GTA, the average selling price in December 2012 was up by 6.5 per cent from the previous December to $478,739. The average selling price in the GTA for all of 2012 was up by nearly seven per cent to $497,298.
Price growth has been strongest in single family homes - detached, semi-detached and townhouses.

Mississauga Real Estate + Oakville Real Estate
There is a process that everyone goes through when contemplating getting into the Mississauga Real Estate or Oakville Real Estate markets. Getting your search criteria organized is an essential part of the process. Here are a few key real estate questions to ask yourself when searching MLS listings:
- What amount will my financial institution pre-approve me for?
- How much can I afford to pay on a monthly basis for mortgage, condo maintenance fees (if applicable), municipal taxes and utilities?
- What sort of lifestyle do I want? Townhouse, condominium apartment, or a house?
- What's a good fit for me and my family? Mississauga and Oakville, while both suburbs in the GTA, each have their unique identities. What is the commute time to my place of work? Is there easy access to major highways such as the QEW, the 401, or the 407? What are the options for public transit? Is there shopping nearby?
- How many rooms will we need?
- Will the property meet my family's changing needs over time?
- What schools are nearby? Do I need a public school, separate school, private school, french immersion, or daycare? What about Peel and Halton school rankings?
- Do I want a garden?
- Do I want an older home on a mature street - in such character-filled areas as Port Credit or Olde Oakville, or a newer home with all the bells and whistles, as can be found in areas like Churchill Meadows or Joshua's Creek?
- Will the property require renovations?
These are just a few of the important questions to consider when beginning the process of getting into the Mississauga Real Estate market, or the Oakville Real Estate market.

HOW TO STAGE A HOUSE FOR CHEAP
24 EXPERT STAGING TIPS
The first step in preparing for the sale of your home is to prepare it so that it shows at its very best. The real estate industry has proven in many studies that professionally staged homes sell faster, and sometimes for more money, than those homes which have not been prepared for sale...Here are 24 Professional Home Staging Tips that you can do yourself, for little or no money. These techniques can help you to increase your home's likelihood of selling, how quickly it sells, and the dollar amount that you get.
1.) FIX SMALL NEEDED REPAIRS
Any small deficiencies can damage the attractiveness of your home to the potential buyer. A leaking bathroom faucet, a door bell that doesn't work, or peeling paint in the kitchen may seem like minor problems, but these minor problems can cause the buyer to think that there may be bigger problems that are hidden. That is why these small issues should be either fixed, covered over, or replaced. Any signs of owner neglect must be done away with. These items are easy to overlook, so make sure you inspect your home thoroughly with an impartial eye. The best thing about these small repairs is that they are relatively inexpensive, and often you can do them yourself in very little time. Read more on how to stage a house...
